Based on projects we have measured and estimated in the past twelve months, typical construction costs for villas in Dubai range as follows:

  • Standard finish: AED 750 – 950 per sq ft of built-up area (BUA)
  • Mid-level finish: AED 950 – 1,250 per sq ft BUA
  • High-end finish: AED 1,250 – 1,800+ per sq ft BUA

These are construction costs only – they do not include land, authority fees, architect and engineer fees, or landscaping.

Cost Breakdown by Trade

Substructure and Foundation
