BIM Services in Dubai for Contractors

BIM Services for UAE Contractors – 3D Modelling, Coordination and Deliverables

Building Information Modelling (BIM) is no longer limited to large developers and international consultants. UAE authorities and main contractors increasingly require BIM deliverables as part of tender submissions and construction documentation. Buildesk provides BIM services specifically tailored to the needs of contractors in Dubai and across the UAE – from 3D modelling through to clash detection and coordinated model issue.

BIM Services We Provide

3D Architectural and Structural Modelling

We build accurate 3D Revit models from your approved 2D drawings – capturing every wall, slab, column, beam, opening, and finish as a fully parametric building model. These models form the foundation for quantity extraction, visualisation, and multi-discipline coordination.

MEP BIM Modelling and Coordination

Mechanical, electrical, and plumbing systems modelled in 3D and coordinated against the architectural and structural model. Routing, clearances, and clashes are resolved in the model before any installation begins on site – saving rework costs that can reach 3-5% of project value.

Clash Detection and BIM Coordination

Using Navisworks, we run automated clash detection across all disciplines and produce a clash report with resolution proposals. Clashes are categorised by severity, assigned for resolution, and tracked to closure – giving you a coordinated, clash-free model before construction starts.

Quantity Extraction from BIM

Quantities extracted directly from the BIM model are more accurate than manual take-off because they reflect the actual geometry of the building. We extract concrete volumes, formwork areas, rebar weights, blockwork, MEP materials, and finishes directly from the model for BOQ preparation.

BIM for Authority Submissions

Some UAE authorities require BIM models as part of permit submissions. We prepare models formatted to the requirements of Dubai Municipality, DEWA, and other relevant bodies, in IFC format where required.

Software We Use

  • Autodesk Revit – architectural, structural, and MEP modelling
  • Autodesk Navisworks – clash detection and model federation
  • AutoCAD – 2D drawing production from model
  • IFC export for open-format deliverables

When BIM Makes Sense for Your Project

BIM adds clear value when your project is:

  • Required by client or authority as a contract deliverable
  • Complex enough that MEP coordination clashes are likely (multi-storey, dense services)
  • Large enough that quantity accuracy from model extraction offsets modelling cost
  • Intended for future facilities management using model data

For simpler villa and small residential projects, we often recommend shop drawings with manual coordination as a more cost-effective route. We will tell you honestly which approach suits your project.

For dedicated coordination work, see our 3D clash detection and BIM coordination services, or our CAD drafting services for 2D output. Contact us to discuss your BIM requirements and get a fee proposal.
